For the green-laced neighbourhood of Woburn, 30 Meadowglen Place is just what the doctor ordered; a modern and affordable residence in Scarborough with a great location.
ME Living Condos is a sprawling high-rise development that stands 34 storeys tall and comprises 1244 condo units. Construction completed in 2019 and the building has since become a popular landing spot for first time home buyers and young families, though it’s hardly limited to that demographic. Price per square foot is quite low compared to downtown Toronto condos, and condo fees are also below the GTA average, so buyers can rest easy knowing they’re getting great value.
Because of the location, residents at 30 Meadowglen Place won’t have the typical urban condo experience, but the developers clearly took this into account when designing the amenities. The building’s amenities are on par with what you’d expect from any modern Toronto condo, but also include some extras that you won’t find everywhere; a theatre room, a recreation room, and an outdoor pool.
Residents also have access to all the expected amenities like a fitness centre, party room, underground parking garage, guest suites, a shared rooftop deck, and a concierge.
The Suites
Naturally, the high number of suites at Me Living Condos means that there's quite a lot of diversity in floor plans, even among units with the same number of bedrooms and bathrooms. Suites in the building range from 371 square feet to 1299 square feet. Regardless of size, every unit is open concept, with floor to ceiling windows and private balconies.
Finishes won’t wow buyers who are used to luxury properties — kitchens have energy efficient appliances, but not the swanky stainless steel variety that some buyers will expect. Stone countertops add a touch of class to kitchens and counters here generally offer more space than found in comparable condo kitchens.
Bedrooms are large, offer plenty of storage, and those with south facing units have breathtaking views of Scarborough’s forested neighbourhoods and Lake Ontario. With such friendly price tags, prospective buyers might wish to use some of their savings to put their own personal touch on a unit, and come out with a stunning suite.
The Neighbourhood
Full disclosure — Woburn is better known for its parks and schools than it is for entertainment, so anyone seeking a fast pace will want to look elsewhere. However, families in search of peace and quiet, will adore the area. There are schools at all academic levels nearby, and Centennial College for post secondary students.
From the lobby doors at 30 Meadowglen Place it’s just a 10 minute walk to Confederation Park; the expansive green space contains an off leash dog park, a playground, tennis and basketball courts, and a hockey arena. For complete nature immersion — Morningside Park, Progress Avenue is north of the neighbourhood for a scenic riverside stroll.
For nights when you’re too busy to cook, you’ll find countless takeout options close to ME Living Condos, and also some authentic dine-in restaurants that specialize in international cuisine. Creatures of habit can of course find a Tim Horton’s close to home for a double-double.
While you won’t find Yorkville-quality boutique shopping in the area, there are plenty of big box stores, and specialized shops on Ellesmere Rd. Scarborough Town Centre is only a 10 minute drive away for large shopping excursions, and Cedarbrae Mall is also a short distance away, just south on Markham Road.
Transportation
Residents of ME Living Condos can run some errands on foot; there’s a Circle K near by, and Panchvati Supermarket has a wide ranging selection of meats and produce, but for large grocery runs it’s probably best to use a vehicle or public transit. Unless you’re feeling really ambitious.
TTC service in the area can be sparse, with large swaths of neighbourhoods lacking a dedicated route. Fortunately, 30 Meadowglen Place is close to a bus stop on the corner of Ellesmere and Markham and several routes connect to McCowan Station for subway service into the downtown core. In all the journey to Union Station could take upwards of an hour, so commuters should take note of travel times before committing to buying or renting a home here.
Car owners have a driver friendly location and can access the 401 in less than 10 minutes. Once there, drivers can reach the downtown core in roughly 20 minutes.
